Before we quote, we open a small inspection area, confirm the footing depth and width, and have a structural engineer size the new floor system, the replacement header and any posts that need to carry the load to the ground. On a tight lot this is the fastest way to add 400 to 700 square feet, because the footprint already exists and setbacks are rarely an issue. You will lose the garage for a few weeks while we underpin or reinforce, and we schedule that work so the house itself stays livable.

Most room-over-garage projects we build fall in a range that depends on three things: whether the existing garage needs new footings or only reinforcement, whether the room includes a bathroom, and the finish level you choose. A bonus room with no plumbing sits at the lower end; a suite with a full bath and separate HVAC zone sits at the top. We give a written range after the structural check and a fixed price after design.
Plan on 10 to 16 weeks of construction once the permit is issued, plus 4 to 8 weeks for design, engineering and county review. Weather and inspection scheduling are the usual variables.
Yes. Fairfax, Loudoun and Prince William counties all treat it as a structural addition that needs building, electrical, plumbing and mechanical permits. We prepare and submit everything and attend the inspections.
Often with reinforcement. A structural engineer evaluates the footings, the wall framing and the header over the garage door. Common upgrades are a steel or LVL header, new posts carried to new footings, and a floor system sized for living-space loads.
The best option is usually an interior stair from a hallway or mudroom so the room connects to the house. Where that is not possible we design an exterior stair with its own entry, which also suits an office or in-law apartment.
Rules differ by county and sometimes by HOA. Fairfax County allows accessory living units under specific conditions; Loudoun and Prince William have their own requirements for size, parking and occupancy. We design to the rules that apply to your lot and tell you up front what is allowed.
Not for the structural phase. Expect the garage to be out of use for two to four weeks while we reinforce and frame; after that it is usually usable again while interior work continues upstairs.
Rooms over garages lose heat through the floor, so we insulate and air-seal the garage ceiling and usually add a dedicated ductless or zoned system rather than stretching the existing furnace. That keeps the room comfortable without changing how the rest of the house feels.
